I received a note today from a corporate client of ours. Whether the note was good or bad does not matter... though I will say, it was good! The fact that I opened the mail to find a handwritten note was amazing to me.
I don't know about you, but with all of the electronic "advances" available to us... Email / texting, Facebook, Twitter, Linkedin, etc. ... I forgot how a simple note, written with pen and paper, is a great way to communicate! Don't you agree?

Some real estate professionals would lead you to believe that we are in a Buyer's market. While there are plenty of great buy's out there... don't believe the hype!
In the last 45 days or so, we are seeing upwards of 60 offers on our listings and I've heard of properties with 100+ offers! What does this mean? It means that in most cases the Sellers are naming their price and hoping the appraisals come in at the accepted price.
If you are a potential Buyer... be aggressive when offering on property. Don't ask for the world just because your agent thinks that's how to negotiate. If you are a Seller, be aggressive with pricing. You will create more interest if you are realistic and aggressive when putting your home on the market.

With the tightening of loan guidelines, it has become the "in" thing, to request assistance with Buyers nonrecurring closing cost... NRCC's for short and Seller repairs. While this is well within the Buyers rights and in some cases a must, you should think before you ask. Ask yourself... Do I really want this house? What price & terms will be the best for me and the Seller? If you ask those questions, you'll put your agent in the best position to get your offer accepted.
As prices decline, let's remember that Sellers still want "current market value" for their home. Declining prices do not always equate to buying at a discount. If the home is priced right, there may not be any reason to assist a buyer with NRCC's, repair a chipped tile in the kitchen, replace the garage door and replace a broken sprinkler head.
Remember... the home buying / selling process, is a give and take situation. If you as the Buyer request a 3% credit for NRCC's... which in most cases is the max allowed by lenders... bending a bit on request for repairs, or paying the asking price may be a good bargaining chip to give the Seller. 3% on a $350,000 purchase is over $10,000.
